In this exclusive interview he shares his journey, his strategic insights and his plans for the future.
Alessandro, how did your journey in real estate begin?
Real estate runs in my blood, I represent the third generation of my family in this field. It all began with my grandfather, then my parents and eventually my brother and I continued the legacy. Originally from Italy, I moved to Monaco in 2011. That transition marked a pivotal moment. I began investing personally to understand the local market more deeply, which led me to pursue a real estate license, a challenging but rewarding goal, as licenses in Monaco are state-protected and granted only after meeting strict criteria, including operating for at least ten years.
Once that milestone was reached, Panorama Properties was born. With official authorization from the Monegasque authorities, we established ourselves as a licensed real estate agency. The long-term vision is to create a legacy that could potentially be passed on to a fourth generation, my two daughters. The eldest is completing a master’s degree in real estate in London and preparing for a move to Dubai, while the youngest is studying interior design, also in London. I never pushed them to follow in my footsteps, so it’s a meaningful and organic continuation of the family’s heritage.
Tell us about Panorama Properties and what sets it apart.
Panorama Properties Monaco was officially launched two years ago and we’re now expanding into France with trusted local partners. This cross-border synergy allows us to offer a broader range of real estate investment opportunities. We also plan to establish Panorama Properties Italy, based in Milan, which will be a natural evolution given my background.
Under the broader Panorama brand, we’ve also launched Panorama Design and Panorama Events and we’re currently developing Panorama Marketing & PR. The name Panorama was chosen intentionally: it’s universally understood across languages and it’s also the name of the iconic building where our offices are located: one of the most panoramic locations in Monaco with an expansive view from our terrace, where we regularly host curated events.
Our business model is unique. Rather than aggressively pushing real estate listings, we cultivate genuine interest. We create experiences. Through our events and atmosphere, people are drawn to us, often spontaneously sharing that they’re looking for a home or rental in Monaco. That’s when the conversation begins. This lifestyle-driven soft approach aligns with Monaco’s understated elegance and resonates particularly well with newcomers.
What services does Panorama Properties provide?
We assist clients with property rentals and acquisitions, both residential and commercial. A significant part of our business also involves property management. Many clients entrust us with a full mandate; we take care of everything from maintenance and administration to managing tenants and ensuring timely payments. This service is particularly valuable for international clients unfamiliar with Monaco’s legal and operational frameworks.

How would you describe the uniqueness of Monaco’s property market?
Monaco is compact, only about two square kilometres and highly regulated, which makes the real estate market exceptionally tight and competitive. While there are many agencies, we view the ecosystem more as a network than a rivalry.
Each district in Monaco offers something different. The government publishes detailed annual statistics on price per square meter in each zone and those insights help guide investor decisions. For example, three-bedroom properties are in particularly high demand among relocating families making them an ideal investment choice for long-term capital appreciation.
What’s your view on investing in new developments versus resale properties?
New developments are certainly appealing and often come with a premium, given their modern amenities and sustainability features. However, resale properties present a unique opportunity. With thoughtful renovation, they can offer excellent returns, sometimes even outperforming new builds in terms of appreciation. We often guide clients through the entire renovation process, from design to execution, which is why Panorama Design plays a key role in our offering.
What projects are you currently working on?
We’re in the process of launching Panorama Marketing & PR, a communications and branding agency born from our own needs and the observed challenges of other businesses in Monaco. Many companies, especially newcomers, struggle to position themselves effectively in the local market. Panorama Marketing & PR will offer bespoke services, from strategy to execution, helping clients become more visible and connected.

What drives you personally in this journey?

Every client has a unique story and I find real satisfaction in helping them write the next chapter, whether that’s finding a home, launching a project or simply feeling welcomed in Monaco.
